
Fair Housing: We do business in accordance with the Federal Fair Housing Law. It is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin. We also do not discriminate against any person due to sexual orientation.
Application Criteria
Every prospective tenant must complete an Application form (form EP104) as completely as possible. Every Guarantor must complete a Guarantor Application form (form EP129) and Guarantor form (form EP124) Excluded from this requirement are prospective tenants who are minors and whose parent or guardian (or any other adult who has the permission of the parent or legal guardian to take care of the child) is also applying to be a tenant.
At the time of application, an application fee of $50.00 is collected per application to be processed. In addition, at the time of application, the security deposit is collected as earnest money.
NOTE: An application may not be accepted if any of the following minimum criteria are not met:
a) Combined income of applicants must be equivalent to triple the rent.
b) No evictions.
c) Previous landlord information matches that given.
d) Less than two previous NSF’s or late payments from Landlord verification.
e) Landlord verification indicates that the property was maintained in an acceptable manner.
f) The previous landlords would re-rent to the tenant.
g) Responses to personal reference questions are positive, if applicable.
h) All employment and income information is verified.
i) No (non-medical) charge-offs or collections on the credit report within the last two years.
j) A blank credit report or no positive credit activity within the previous two years is reason to reject an application.
k) Credit score must be 600 or higher.
Variations from credit and income criteria only may be allowed if:
a) A Guarantor passes the Guarantor application process or,
b) Written verification of resolution of credit problems is provided or,
c) Six months rent is paid in advance or,
d) The property owner agrees to accept the application with an extra deposit. The owner must not be given any information that would enable him to base his decision on criteria that is a protected class, or
e) A combination of the above.
If an application is successful to this point then a criminal background check is ordered for each applicant. Applicants must have no record of conviction or adjudication of a felony. There may be no exceptions.
